Developers are keen to sell their properties on a continuous basis, however, there are certain points in time within a development when it can be more advantageous to the purchaser. These are at the beginning of the development and at the end.
At the beginning of the development there may be very little for a purchaser to see while the property is being built and it may not be completed for some time. Prices within a development will increase with demand and inflation. Therefore, getting in at the start of a development allows the property to be purchased at the lowest price. Purchasing "off-plan" means that these 2 factors can result in a substantial increase in value, in some cases up to 30%, thereby creating an instant creation of wealth.
At the end of the development the developer will be very keen to complete the project and move onto the next one or it
may be at the end of their financial year. They may even be having pressure exerted on them by their financiers to
conclude the development. Therefore, getting in at the end of a development allows the property to be purchased with
some incentives. These may include substantial discounts of 10-20%, inclusion of additional extras, guaranteed rentals
of 7%, payments of costs etc. or in some instances a combination of all of these.
Block purchases from developers also adds further to the aforementioned scenarios and this may even include the purchase of an entire development.
